Responsibilities included:  Director of Subscription for 90 private placement investment units at $200,000 each for an undeveloped parcel of land under the jurisdiction of Regulation “D” of the US Security Laws for the purpose of building The Rim Golf Club.  Private offering successfully raised $18 million in equity cash capital securing a $24 million development loan, enabling the construction of the golf course and Phase I infrastructure.  Designed and created marketing materials; handled closing documents; edited club rules, by-laws, CCR’s and design guidelines; identified and targeted the prospect market; planned and directed site presentations; implemented project showing procedures; personally sold 60 of the 90 units; planned/staged private parties, and designed follow-up materials.

Responsibilities included: directed on-site sales and created marketing materials.  Created all advertising/promotions, the direct mail campaign, coordinated sales events, implemented marketing strategies/procedures and responsible for related budgets.  Secured 300 reservations in first six weeks.  Reviewed and edited club/community documents and by-laws; interfaced with land planner on road alignments/slopes, densities, lot sizes and building envelopes; wrote community home building Design Guidelines, served on the Design Review Committee and the homeowners’ association board.  Designated Broker.
